Richmond Residences is being built by Mira Developments at Mira Coral Bay, a 220,000 m² beachfront community on the Al Mairid shoreline of Ras Al Khaimah, which Mira is creating in a joint venture with Marjan, the emirate’s master developer.
Every home is handed over fully furnished to one John Richmond design scheme — Italian-made furniture, lighting, kitchen equipment, appliances, linens and tableware included. Nothing left to buy.

Sizes are total areas including balconies, as published by the developer; the floor plans show each home’s exact size. Sterling is approximate at £1 = AED 4.86 (30 September 2026); US dollar figures are the developer’s. Contracts are in AED.
Schedule and Q2 2029 handover as in the developer’s factsheet. The developer’s website currently shows a Q1 2029 handover and a slightly different instalment timetable with the same 50/50 split, so we confirm the exact schedule in your sale and purchase agreement. Post-handover instalments are a binding payment schedule with the developer under that agreement.

The developer publishes no rental-return figure for Richmond Residences, so we don’t quote one — we’ll talk you through realistic rents for furnished homes in the area on a call. Any rental income depends on the rent achieved, occupancy, service charges and management costs, and an off-plan purchase depends on delivery. Capital at risk: property values and rental income can fall as well as rise. Overseas property is not covered by the Financial Services Compensation Scheme or other UK consumer-protection schemes, and because payments are due in AED over several years, the cost in sterling will move with exchange rates. Richmond Residences sits on the Al Mairid shoreline in the north of Ras Al Khaimah, about ten minutes from downtown and twenty-five from RAK International Airport, with Dubai around an hour and a half by road. Wynn Al Marjan Island is across the city, about 40 km by road.
Ownership: foreign buyers can own property in Ras Al Khaimah’s designated areas; the developer sells Richmond Residences as freehold — we confirm the title on the sale and purchase agreement. Costs: budget for the Ras Al Khaimah registration fee (currently 4%) on top of the price, plus admin fees and annual service charges. Tax: the UAE does not levy income tax on individuals and has no annual property tax, but if you live in the UK your rental income is taxable in the UK — take independent tax advice. Residency: homes of AED 2 million or more (the three-bedroom and duplex homes) may qualify for the UAE 10-year Golden Visa, subject to approval by the authorities.
